Pros & Cons Of Langley homes for sale

Like anywhere else, buying Langley homes for sale comes with pros and cons. It is up to you to decide if you are ready to commit. Let’s have a look at those pros and cons:

PROS

Real estate prices are decreasing, so new homes are more affordable. Not only that, but the neighborhoods themselves are constantly improving! You’ll find new streets, communities, parks, and schools that look amazing.

Langley is sunnier and slightly warmer than the rest of Vancouver. Every time I travel to Langley from Burnaby or Coquitlam, it is always nice and sunny.

There are an incredible amount of amenities close by when you live in Langley. You’ll never need to leave the city for anything, as it has all the shops and stores you could ever want or need. In addition, there are more restaurants per capita than nearly anywhere else … not to mention a good selection of bars, clubs, parks (both city and regional), historic locations like Fort Langley, great schools with top ranking sports programs, and much more.

Langley is a centrally located town in a region of nearly 3 million people. Affordable Langley homes for sale and a great quality of life are some of the factors that attract businesses and residents to the Township of Langley. In fact, Langley is touted as one of BC’s top investment towns according to Western Investor magazine and the Real Estate Investment Network (REIN) community. With the regional population projected to double by 2040, the Township of Langley offers clear strategic advantages.

CONS

The commute to Vancouver from Langley can be long and frustrating, so many locals opt to use the Park and Ride. This allows them to avoid traffic and park their car before hopping on transit for the rest of their journey.

Langley isn’t connected to the public Skytrain system, which leaves residents relying on buses to travel to Burnaby or Vancouver. There are plans proposed for an extension, but it will take 5-10 years to complete.

If you own a property in Vancouver, the taxes are going to be higher than if you owned one of the same size and value in cities surrounding it, such as Burnaby, Coquitlam, Surrey or Maple Ridge. However, with cheaper housing and childcare options available here overall, it might not have too large of an effect on your cash flow.

Langley does not have any high rises, so if you’re looking for views of tall buildings and cityscape, you will not find them here.
